Sheds or garages less than 10m² do not require a Building Licence and may be located ‘up to the boundary’. It’s a good idea to speak to your neighbour if you wish to build a shed near the boundary. Sheds should be kept a metre away from other structures to achieve fire separation.

Sheds or garages over 10m² do require a Building Licence and must comply with the prescribed setbacks for the property. Some sheds will also require Planning Approval before you can commence construction. If planning approval is required, please complete & submit the shed questionaire and provide the information detailed on the Sheds & Outbuildings Checklist. Please contact the City before you start any construction on a shed to see what licences or approvals you require.

Residential Design Codes (R-Codes) should be referred to for all other issues. You can collect a copy of the R-Codes from the City of Swan Administration Centre, or we can mail a copy to you. Alternatively the booklet can be downloaded from here.
